Lender's Quality Assurance brings a unique perspective to the construction administration process. In addition to technical construction expertise, LQA's managing partners, Jim Moeller and George Gonczar, can relate to the construction process through their combined forty + (40) years of commercial real estate lending experience. As seasoned bankers, they have an excellent understanding of a loan officer's documentation, audit, borrower relationship, and turnaround issues and concerns. Moeller and Gonczar's combined experience includes having managed in excess of $1.4 billion of construction loans, the underwriting and closing of an additional $2 billion in income producing property loans, and the resolution of over $5 billion in problem real estate loans covering forty-five (45) property types across forty-six (46) states, Canada, Mexico, Puerto Rico, and the District of Columbia. Since the inception of Lender's Quality Assurance, Moeller and Gonczar are involved in the project review process and/or the monitoring of the construction draw process for thousands of projects on an annual basis.

James M. Moeller, Managing Partner
Since 1980, Jim's vast commercial real estate experience has included various senior management positions & other positions of responsibility with PNC Bank, N.A. (Northeast PA), Bank of New England (Boston, MA), Western Savings & Loan Association (Phoenix, AZ), and Michigan National Bank (Detroit, MI).  In those positions he has managed Commercial Real Estate Lending & Administration functions, various real estate workout groups, and has developed extensive policies & procedures related, thereto, in addition to significant hands on experience.  He has been an expert witness and has performed M&A portfolio due diligence for major financial institutions.

Jim received his MBA from Oakland University and his BBA from Western Michigan University, and is a licensed Arizona Real Estate Broker.

George D. Gonczar, Managing Partner
Since 1981, George's background as a real estate and finance professional includes having served as a senior executive for several of the largest lending institutions in the country.  He functioned as a Regional Chief Credit Officer and Chief Operating Officer for PNC Bank, N.A., Chief Credit Officer for Fleet Bank's $4 billion Bank of New England's problem loan portfolio, and as the Manager of Bank Texas Group's loan workout group.  In addition, he has performed M&A portfolio due diligence for major financial institutions and is experienced in Energy Lending and regulatory issues.

George is a summa cum laude graduate from the University of Texas (MBA) and Grand Valley State University, (BBA), and holds a certificate from the Del E. Webb School of Construction at Arizona State University.

Ron Smith, Chief Project Architect
Ron possesses over 40 years of expertise in commercial and residential architecture and design, including construction observation. Ron's extensive architectural background in design spreads to various climates and areas of the country, including Mountain Resort Communities, Mid-Western plains, and the Southwestern region. Ron is responsible for review of the loan package plan and construction budget review. Ron has also been an instructor for Construction Document and Professional Practice Classes at the University level. Ron was the principal of his architectural firm in Kansas, Colorado, and Arizona, and specialized in multi-family, single-family and commercial (primarily retail) design.

Ron received his Bachelor of Architecture degree at Kansas State University, and has held professional licenses in several Western states.

Greg Gonzales, Senior Project Analyst

Greg's experience runs the gamut, from hands-on construction to Project Management. He started in the construction industry as a Plumber's Apprentice and has worked as a Journeyman Plumber and Pipefitter for many years. As Construction Manager, Greg was integral in building one of the largest new construction projects in the southwestern U.S., a $14.5 Billion factory expansion and addition for a well-known semiconductor manufacturer. In addition, he was the proprietor of his own construction company from 2002 to 2004. Since 2004, Greg has been a key component in LQA's operations and increases our cumulative breadth of knowledge.

Greg is currently working on completing his degree in Engineering.
