In cases like these, we are typically asked to confirm that the selected contractor has the experience necessary, as well as handling the payments to general contractors and subs to guarantee that the worked claimed has been completed.
We work with Lenders to manage the plan and cost analysis as well as the construction monitoring. Our portfolio of past projects includes projects less than $100K to well over $2 billion.
LQA also works extensively with multifamily properties. These projects can include the monitoring of apartment unit updates over a period of time, all the way to the construction of large new apartment projects that will potentially require years to complete.
We work with lenders on a great variety of sizes of loans. We can work with you on a loan for a small retail rehab project to large multi-million dollar new construction projects. Our services can be custom tailored to a Lender's specific needs.
Though we'd prefer to be involved in the early process of a construction project (i.e. with a Plan & Cost Analysis), we also can provide any combination of construction monitoring services. Inspections can be conducted for a project on a consistent monthly basis or just include a few critical time periods (i.e. project completion). Projects can typically run as short as a few months to multiple years for bigger new construction projects.
